Step 2: Processing

What happens: Our team reviews your file, orders the appraisal, and verifies employment.

Your role: Respond quickly to any requests for additional information.

Estimated Time: 3-5 Days

Step 3: Underwriting

What happens: An underwriter reviews your entire financial profile to ensure it meets guidelines.

Your role: Sit tight! We may ask for clarification on large deposits or credit inquiries.

Estimated Time: 2-4 Days

Step 4: Conditional Approval

What happens: Your loan is approved pending a few final conditions (e.g., appraisal report, insurance).

Your role: Provide the final requested items to clear these conditions.

Estimated Time: 1-3 Days

Step 5: Clear to Close

What happens: The golden ticket! All conditions are met, and the lender authorizes closing.

Your role: Review your Closing Disclosure (CD) which you'll receive at least 3 days before closing.

Step 6: Closing Day

What happens: You sign the final paperwork, funds are transferred, and you get the keys!

Your role: Bring your ID and a cashier's check (or wire funds) for your down payment/closing costs.
