The Loan Process

A step-by-step timeline of your journey to homeownership.

Pre-Approval

Before you shop, you need to know your budget. We review your income, assets, and credit to issue a Verified Pre-Approval Letter.

Documents Needed: Pay stubs (30 days), W-2s (2 years), Bank Statements (2 months), ID.

House Hunting & Offer

With your pre-approval in hand, you find your dream home and make an offer. Once the seller accepts, you are "Under Contract."

Processing & Underwriting

This is the heavy lifting. Our team orders the appraisal to verify the home's value and title work to ensure legal ownership.

An Underwriter reviews your file to ensure it meets all loan guidelines. They may ask for "conditions" (additional explanations or docs).

Clear to Close (CTC)

The magic words! The underwriter has signed off on everything. You will receive a Closing Disclosure (CD) at least 3 days before closing.

Action Item: Review the CD carefully. It lists your final interest rate, monthly payment, and cash to close.

Closing Day

You sign the final loan documents (usually at a title company or with a notary). Once the loan funds, you get the keys!
